The Myth of Off-Season Real Estate at the Lake of the Ozarks.
 In the old days everything shut down at the lake in the winter…restaurants, 
resorts, stores, and even the real estate market. The thought that real estate drastically slows or is nonexistent is still prevalent in the mind of some buyers.

Is this true or is this just a myth?

 Lets explore the winter time statistics of real estate sales at the Lake:
 Waterfront Residential Homes
Between 11/1/13 - 3/1/14 there were 179 Sales with an Average Price of $300,000
For 2013 there were 695 Total Sales with an Average Price $305,000…
These off season sales represented 25% of 2013 total waterfront residential home sales!
Residential Off Water Homes
Between 11/1/13 - 3/1/14 there were 200 Sales with an Average Price of $124,375
For 2013 there were 801 Total Sales with an Average Price $128,583…
That is 25% of 2013 total residential off water home sales!
 Condominium Sales
Between 11/1/13 - 3/1/14 there were 99 Sales with an Average Price of $149,002
For 2013 there were 577 Total Sales with an Average Price $156,301…
That is 17% of 2013 Total Condominium sales!
 Real estate is VERY ACTIVE IN THE WINTERTIME MONTHS from November to March. If you are selling these can be some of the most productive months based on quality of showings and if you are looking to buy these months represent some of the best times to shop.
